Your Key Responsibilities

Summary of The Role  The Senior Estimator (Construction) plays a key role in supporting the pre-contract costing function by producing accurate and comprehensive costing packages for refurbishment, new build, and maintenance projects. This position is responsible for preparing Bills of Quantities (BOQs), priced quotations, materials schedules, labor estimates, and outline programmed of works for internal review and approval.   The role requires strong construction estimating experience, excellent attention to detail, and the ability to independently interpret architectural and structural drawings and scope documents. Working primarily across refurbishment projects within the care and education sectors, the Senior Estimator ensures accurate and commercially sound estimates are prepared using appropriate UK pricing references, supplier pricing, and measurement conventions.  Operating with a high level of ownership and minimal supervision, the role requires strong analytical skills, advanced Excel capability, and the ability to produce accurate costing information for review and sign-off by the UK team.   Role Responsibilities 
  • Producing full Bills of Quantities (BOQs) from architectural and structural drawings and scope documents. 
  • Preparing fully priced quotations based on completed BOQs for internal review and approval. 
  • Preparing comprehensive materials lists with live pricing obtained from UK supplier accounts. 
  • Ensuring materials schedules are sufficiently detailed and accurate to support purchasing once projects are approved. 
  • Preparing labour estimates using appropriate UK pricing references, including labour hours and applicable day rates. 
  • Using UK pricing references such as Spons or equivalent when preparing estimates. 
  • Preparing high-level programmes of works covering purchasing requirements and labour sequencing. 
  • Pricing maintenance and reactive works against agreed Schedules of Rates (SOR). 
  • Obtaining and incorporating supplier and subcontractor quotations into project estimates. 
  • Applying appropriate UK-style measurement conventions, including NRM or similar standards, when preparing estimates. 
  • Maintaining accurate and organised costing information and supporting documentation. 
  • Supporting procurement and programme scheduling activities where required. 
  • Ensuring all costing outputs are completed accurately and submitted for internal review before being issued externally. 
  • Working closely with the UK team to address queries and make required amendments to costing packages. 

Required Skill and Qualifications

Essential Skills, Knowledge & Experience 
  • Several years of experience within a construction estimating or Quantity Surveying department. 
  • Strong experience independently producing Bills of Quantities from construction drawings with minimal guidance. 
  • Experience pricing works using supplier and subcontractor quotations. 
  • Familiarity with UK-style measurement conventions such as NRM or similar. 
  • Familiarity with UK construction pricing references such as Spons, or the ability to learn these quickly. 
  • Advanced Microsoft Excel skills. 
  • Strong numerical, analytical, and problem-solving skills. 
  • High attention to detail and accuracy when preparing construction estimates. 
  • Strong organisational skills with the ability to manage multiple estimates and deadlines. 
  • Experience working with Schedules of Rates for maintenance or reactive works would be advantageous. 
  • Exposure to procurement and programme scheduling would be advantageous. 
  • Experience within care, education, or similarly regulated refurbishment sectors would be advantageous. 
  • Working knowledge of UK Building Regulations would be advantageous.

  • General Work Hours: Between 12.30PM – 10.30PM (WFH) Sri Lanka Time – 45hrs/week.
